      SEASONAL SITE FEES

      Basic Cost of Campsite*
      Rates are based on 2 persons for 5 ½ months full time use from (May 1 – Oct 15). Site is metered and electric is not included. *Prices reflect $500 discount if completed Agreement & FULL payment is received by May 1

      Site Security Deposit
      A one time refundable security deposit is collected with your initial contract. The deposit shall be refunded to Renter when conditions are met as outlined in the Rules and Regulations.

      Additional Family Member Requirements: Family members added must be dependents. We define a “dependent” as any individual you claim as a dependent on your tax filing. Non-dependents are not eligible for inclusion under this contract. All other individuals must register and pay a fee of $10 per person per visit (5+).

        EXPECTED SEASONAL SITE FEES

        All fees due and payable as additional rent. Total includes seasonal site fees, additional family members, and other extras.

        General Rules and Governmental Regulations*
        1. Introduction & Legal Framework – This section outlines the legal nature of your seasonal campsite agreement, financial terms, and liability considerations.

        Introduction and Legal Nature of Agreement – The Rules and Regulations below are an integral part of the Seasonal Guest Contract (“License”) and apply alongside your application details. By signing, you agree to comply with all Timberline Lake Camping Resort (“TLCR”) policies, rules, and applicable State and Local Government regulations. This agreement grants a limited, revocable license to occupy a designated seasonal campsite. It is not a lease and does not create a landlord-tenant relationship. TLCR reserves the right to revoke this license at any time for nonpayment, rule violations, or other management-approved causes. Failure to comply may result in license revocation and ejection without refund.

        Waiver of Liability – Licensees assume all risks and release TLCR from liability for accidents, injury, or loss caused by natural conditions or events beyond TLCR’s control. This does not apply to gross negligence or willful misconduct.

        Termination and Fee Policies
        • Non-Refundable Fees: All site fees are non-refundable.
        • Transfer of Site Fees: Transfers to another party require management approval.
        • Ejection: Fees are non-refundable and non-transferable if you are ejected.

        Site Security Deposit
        • Refundable deposit due at agreement signing.
        • Refunded within 7 days after full site vacancy, minus charges for damages, unpaid fees, or abandoned property.
        • Held solely for site condition and compliance; cannot be applied to payments and does not earn interest.
        • Forfeited if property is removed due to nonpayment; notice given per NJ law.
        • New deposit required if license is reinstated.

        Payment Options
        • Paid in Full: Submit signed agreement and full payment by August 25.
        • Monthly Plan: $1,000 initial payment by August 25 (new licensees add $500 security deposit), then $500 on the 1st of each month, October through April. Final balance due May 1.

        Payment Terms
        • Late payments incur $25 monthly fees until current.
        • Winter gate access revoked for unpaid accounts.
        • $500 discounts are void if balance unpaid by May 1.
        • 5% discount for cash payments; credit cards incur 3% fee in person, 5% by phone.
        • Returned check fee: $30.
        • Unpaid balances after June 1 result in denied access; belongings will be removed June 15 with fees ($350 Abandoned Property Fee + $10/day storage). Property held or sold per NJ law.

        2. Campsite Use & Occupancy
        This section covers who may use campsites, allowed units, and occupancy limits.

        Camping Season
        • Season runs May 1 – October 15; facilities close October 16 – April 30.
        • During closed season, licensees may visit up to two nights per week.
        • TLCR may deny access without notice.
        • Sites are for recreational use only; permanent residency is prohibited.
        • Licensees must remove belongings by Oct 15 if next season deposit is not accepted.

        Camping Units
        • New to TLCR RVs over 10 years old (up to 15 years) require management approval.
        • Allowed units include travel trailers, fifth wheels, grandfathered motor homes, and park models.
        • Trailers must not exceed 8 ft width and must have marine/RV toilets with holding tanks.
        • Units must be clean, algae-free, and season-ready by June 1; TLCR may clean non-compliant units for a fee and is not liable for damage.

        Occupancy and Additional Guests
        • Campsites are for one family only (spouses/significant others and dependents).
        • Additional guests must register and pay applicable fees.
        • Guests are not permitted without Licensee on the premises.

        RVs for Sale
        • A 10% commission applies for RV sales via TLCR.
        • Independent sales require a signed Trailer Sale Agreement on file.
        • “For Sale” signs allowed only with signed agreement submitted.
        • RVs 11-14 years old require management approval for new licensees.
        • Park models exempt from age restriction if in good condition.

        3. Campsite Improvements & Maintenance
        All physical site improvements and maintenance must comply with these rules. Improvements marked with * require prior management approval. Unauthorized projects may be removed at licensee expense.

        Awnings & Screen Enclosures*
        • Only factory-made awnings and screen enclosures allowed.
        • Homemade structures, poly tarps, or wooden constructions are prohibited.
        • Awnings/roofs must not be attached with screws or nails.
        • Permanent on-site structures prohibited.

        Banners, Signs & Site Décor
        • TLCR may remove inappropriate or offensive items.
        • Limits: 2 banners/flags, 8 potted plants, 10 other décor items.
        • Additional American/Armed Forces flags allowed on patriotic holidays.
        • Remove damaged or faded décor.
        • Directional signs (e.g., “Slow Down”) are not permitted.

        Decks & Platforms*
        • Use pressure-treated lumber only; no plywood or pallets.
        • Decking must be 5/4” x 6”, portable, and in 4′ x 8′ sections at ground level.
        • Decks for trailers and screen rooms must be separate.
        • Deck size cannot exceed trailer, shed, or screen room size.

        Docks
        • Sites with current docks: 124, 127, 128, 129, 132, 501–503 (shared).
        • Sites with grandfathered docks are fully responsible for their condition and safety.
        • Docks must display a visible “PRIVATE PROPERTY – DO NOT ENTER” sign.
        • No camper or guest may access any dock without the dock owner’s direct invitation.
        • Unmaintained or unsafe docks must be removed by the owner at the owner’s expense.
        • TLCR cannot be held liable; licensees and their guests agree to indemnify and hold the campground harmless from any related claims.
        • If a site no longer wishes to maintain a dock or assume the associated liability, the dock must be removed in its entirety at the owner’s expense.

        Digging*
        • Licensees responsible for damage to underground utilities caused by digging.

        Landscaping & Stones*
        • Gravel and stone must be purchased through TLCR.
        • Garden fencing is not allowed.

        Lighting
        • Max 200 ft of string lights per site.
        • No flashing or floodlights.
        • Lights off from 11 PM to 8 AM.

        Pavers
        • Only 12”x12” or larger pavers allowed; no bricks or interlocking pavers.
        Pine Needles & Leaves
        • Remove from plastic bags before dumping at Rec Field designated area.
        • Do not rake or blow debris into wooded areas.

        Plant Life
        • Plants must be in portable, store-bought planters and count toward décor limits.
        • No planting directly in the ground or permanent containers.
        • No cutting/damaging vegetation; violations incur $100 fine or ejection.
        • Contact office for trimming/removal requests.

        Removal of Personal Property for Maintenance
        • Licensees must remove trailers, decks, screen rooms for repairs/tree removal.
        • TLCR may remove items at licensee’s expense if not timely.

        Sheds*
        • One shed per site allowed; must be new/like-new, factory-made metal or vinyl, max 120 sq ft.
        • Must sit on a non-permanent, level foundation.
        • Maintain sheds; paint/remove rust.

        Skirting*
        • Factory-made aluminum, vinyl, or pressure-treated lattice only, with management approval.

        Sodding
        • Licensees who seed must mow and trim; TLCR mows open areas.

        Upkeep
        • Sites must be neat and uncluttered.
        • “Season-ready” by June 1; TLCR may clean for a fee and is not liable for damage during cleaning.
        • Store maintenance and similar items in a shed or behind approved skirting.
        • Appliances, coolers, sinks and cabinets must be stored inside the trailer or screen room.
        • Damaged and broken materials must be removed from the premises.
        • No doghouses, detached pens, fences, or fountains allowed.

        Winterizing
        • RVs and sites must be winterized by October 15.
        • Disconnect hoses from TLCR spigots.
        • Repairs due to improper winterizing are charged to licensees.

        Wood Pile
        • Max size: 6’ (L) x 2’ (W) x 4’ (H).
        • Wood must be neatly cut and stacked.
        • Outside pine firewood prohibited (pine beetle risk).

        4. Facilities & Utilities

        Septic System and Sewer Sites
        • Washing machines not allowed.
        • Flush only human waste and toilet paper; no wipes or foreign items.
        • Use biodegradable, septic-safe soaps and detergents only.

        Boats & Trailers
        • Boats up to 18 feet and trailers permitted on sites.
        • Boats over 18 feet stored in TLCR Storage Yard for a fee.
        • Only non-gas-motorized, hand-carried boats not requiring registration allowed on lakes.
        • One powered boat or two wave runners max per site.

        Canoes, Kayaks & Pedal Boats
        • Must be stored on site or in TLCR storage bay for a fee.
        • Store canoes/kayaks upside down; paddle boats on side.
        • Items in storage bay must be labeled, properly stored, and locked.
        • Unattended vessels may be removed.

        5. Pets & Service Animals
        • Service animals must be declared at application time.
        • Only pets with current NJ-required vaccinations allowed. Owners responsible for keeping vaccines current.
        • Pets must be leashed or contained and supervised by a capable handler.
        • Owners must clean up after pets.
        • Pets may not be tied outside unattended.
        • Excessive barking or disruptive behavior prohibited.
        • Dogs and cats must not roam freely.
        • Care and control of pets are owner’s responsibility.


        6. Conduct & Community

        Cannabis Use
        • Cannabis use is allowed only in private areas and must not disturb others.
        • Public use is prohibited.
        • TLCR may address disruptive behavior or odors.

        Fire Regulations
        • One approved fire ring per site.
        • Fires must be small, manageable, and never left unattended.
        • Fully extinguish fires before sleeping/leaving.
        • Keep fires clear of branches and flammable materials.
        • No burning leaves or excessive smoke.
        • Comply with all fire bans.

        Fireworks & Firearms
        • Fireworks, explosives, and combustible devices strictly prohibited.
        • BB guns, slingshots, bows/arrows, and similar weapons not allowed.

        Minors (Under 18)
        • Minors without adult supervision must return to their campsite by 11 PM.
        • Minors may not be left unattended anywhere if parents are off-premises.
        • Supervision by older siblings is not allowed.

        Quiet Hours
        • Quiet hours from 11 PM to 8 AM; noise and music must be minimal.
        • Loud noises and yelling prohibited at all times.
        • Violations may result in fines or ejection.
        Photo Release
        • TLCR may use photos/videos taken on property for promotion without compensation.
        • By signing, you waive rights to royalties or approval, provided use is for TLCR marketing only.

        Public Areas
        • Comply with all posted rules.
        • Personal items must not be left unattended when not in use; may be removed.

        7. Vehicles & Parking

        General Vehicle Rules
        • Vehicles include any wheeled transport (gas, electric, or manual).
        • Must obey road signs and speed limits, use lights after dusk, and be responsibly operated.
        • Children must be supervised.
        • Charging allowed only at your site or approved areas.
        • TLCR may restrict vehicle use at its discretion.

        Motorcycles & Automobiles
        • Must be insured and registered.
        • Operated only by licensed drivers.
        • Expired/unregistered vehicles may be towed after 10 days.

        Parking Rules
        • One vehicle must be parked on your campsite.
        • Additional vehicles may park temporarily in designated areas only.
        • No parking on roads or unoccupied sites.

        Non-Street Legal Motorized Vehicles
        • Allowed: single-person two-wheeled electric vehicles (e-bikes, hoverboards, e-scooters).
        • Exemptions: children’s Barbie-type Jeeps and mobility scooters for persons with limited mobility.
        • Not allowed: gas-powered golf carts or other non-street legal gas vehicles.

        8. Trash & Recycling
        • Dumpsters are for kitchen garbage only; waste must be securely bagged or boxed.
        • Bulk items require prior office arrangement and fees; noncompliance risks fines or ejection.
        • Recyclables must be loose in recycling bins; cardboard boxes must be flattened.
